   The supply of new homes in Southern states of the U.S. has grown substantially potentially creating a bubble in the housing market, a real estate analyst suggested Monday.
   Home builders in the region responded to heightened demand for homes during COVID by escalating construction.
   Americans had migrated to the South during the pandemic in search of cheaper housing after stay-at-home orders to slow the spread of the coronavirus gave them flexibility over where they could work. That trend is slowing now, leading to waning demand for homes.  Read more

for a lower tax
   The Florida Greenbelt Law, as it’s nicknamed, can be found in Chapter 193, Section 461, in the Florida Statutes. Originally drafted in 1959, it was – and still is – intended to preserve Florida agriculture from rapid commercial and residential development.
   The law requires county assessors to tax land used for agriculture according to how it’s being used, rather than its most valuable use, which is how land is ordinarily assessed. Read more

   Darryl Lloyd's Cook County, Illinois, property was assessed at over $1 million and the bill he received was more than $29,000 for the second installment.
   That meant his taxes for the year were more than $30,000 for his two-bedroom, one-bath, one-story house.
   Lloyd bought the $115,000 960-square-foot house in Chicago Heights in 2006 and paid it off.
   FOX 32-TV news followed up with the Cook County Assessor's Office, who said it was an error. Read more

Imagery input sought as part of standards update
   The IAAO Research and Standards Committee is seeking input from IAAO members on imagery minimums for street-view, orthophoto, and low-level oblique images for the completion of the work of assessors.
   The committee would appreciate a response to a short survey as it works to modernize and update the IAAO Standard on Mass Appraisal of Real Property, specifically the imagery minimums contained within Section 3.3.5. The language in the section reads:
“These imaging tools should include the following:
  • Current high-resolution street-view images (at a sub-inch pixel resolution that enables quality grade and physical condition to be verified)
  • Orthophoto images (minimum six-inch pixel resolution in urban/suburban and 12-inch resolution in rural areas, updated every two years in rapid-growth areas or six to 10 years in slow-growth areas)
  • Low-level oblique images capable of being used for measurement verification (four cardinal directions, minimum six-inch pixel resolution in urban/suburban and 12-inch pixel resolution in rural areas, updated every two years in rapid growth areas or six to 10 years in slow-growth areas).”

Conference early registration deadline is Monday
   July 15 is the deadline for early bird conference registration for the 2024 IAAO Annual Conference, Aug. 25-28 in Denver.
   More than 60 sessions will be offered at the conference. Full details, including session titles, times, and scheduled speakers are available at Research Exchange.
   The conference keynote speaker, sponsored by Tyler Technologies, will be former Denver Broncos running back and NFL Hall of Famer Terrell Davis. Davis was nominated to the Pro Bowl in the 1996, '97, and '98 seasons, was inducted into the Broncos Ring of Fame in 2007, and into the NFL Hall of Fame in 2017.
   Nicknamed "TD," Davis popularized the "Mile High Salute," a military-style salute given to fans and teammates in celebration of a touchdown. Register here.

Register now for Legal Seminar in Chicago
   Registration is open for the IAAO Legal Seminar, set for Dec. 12-13 at the Swissotel in downtown Chicago.
   The theme for the seminar is "Navigating Change," and attendees will hear from industry experts on legal topics of interest to members of the assessment and property tax industry.
   Full session descriptions and a brochure will be available in September. The Legal Task Force is seeking qualified professionals to present on topics of interest to lawyers and assessors. A list of potential topics is available online and the deadline to submit topics is June 30.
   Attendees will receive IAAO continuing education credits and IAAO will file for Continuing Legal Education credits for attendees requesting CLEs by Oct. 1.
 
Appraisal Foundation accepting applications for technical boards, resource panels
  The Appraisal Foundation is accepting applications for panels on technical boards and resource panels for available seats. The Foundation relies on a constant stream of new talent to populate all of its organizations, and your involvement in helping us identify that new talent is critical.
   If you know someone who you think would be a good fit for the Appraisal Standards Board, Appraiser Qualifications Board, Business Valuation Resource Panel, or Personal Property Resource Panel, please encourage them to apply and share the links below before the deadline.
   The deadline to apply to the ASB or AQB is July 31 while the deadline to apply to the BVRP is Sept. 1. The deadline to apply to the PPRP is also Sept. 1.

Seventy-foot phone tower set to be built in UK despite residents' concerns over property prices
   A 70-foot-tall telecommunications tower is set to be constructed on the edge of a town in the United Kingdon despite residents' concerns over the impact on nearby properties.
   Shropshire residents expressed concerns about the visual impact of the tower, with one objector describing it as “prominent and obtrusive”, and called on Shropshire Council to conduct an impact assessment on the effect on property values in the nearby Angus Gardens area. Read more

Zillow suing South Carolina county to release data
   National real estate marketplace Zillow is suing Richland County, South Carolina, claiming that the county is violating public records laws by not providing the company with data on real property and tax assessments after the company filed a Freedom of Information Act request for the information.
